What is the rental rate and minimum stay?
Sunday & Weekdays: $1200 CAD/night.
Fridays & Saturdays: $1400 CAD/night.
Minimum stay: 2 nights.
Prices do not include 13% HST.
$500 damage deposit held on booking credit card during stay.
What are the booking and cancellation terms?
25% deposit due to book. Remaining balance charged 14 days prior to your stay.
A $500 damage deposit will be held on the booking credit card during your stay and released upon checkout.
Cancellations more than 14 days in advance are subject to a full refund. No refund is given if cancelled with less than 14 days notice.

How many guests can you accommodate?
Maple & Rose can accommodate up to 16 overnight guests.
What are the amenities?
Beyond our 7 bedrooms with full ensuite bathrooms, Maple & Rose is a three-story historic home with over 3000 sq. feet of living space.
The wraparound veranda and screened-in sunroom complete with a fireplace allow you to enjoy the outdoors, steps away from the Rideau Canal.
Outside you’ll find a modern outbuilding with another 1200 sq. feet of space, including a lounge, coffee & juice bar, seating and a large harvest table.
What are the room layouts?
We have 7 bedrooms across three stories, each with a full ensuite bathroom.
Some rooms have the option for 1 King bed or 2 Twin XLs. If King beds are chosen, there are 10 beds in total. If Twin XLs are chosen, there are 12 beds in total.

Booking Terms
These “Booking Terms” outline how Maple & Rose will provide accommodation, other products and/or additional services and what our guests should expect. By booking a stay at Maple & Rose, you agree to comply with these Booking Terms.
1. INTERPRETATION
In these Booking Terms, unless the context otherwise requires, the following expressions have the following meanings:
“Arrival Date” means the date on which the Guest(s)’ stay at the Luxury Accommodation is due to commence.;
“Booking” means the reservation by the Customer of accommodation and any other products and services detailed in the Booking which is accepted by Maple & Rose;
“Booking Details” means the details of the Booking including the number of Guests, the number of rooms required, the Arrival Date and duration of the Guest(s)’ stay at the Luxury Accommodation and any other products and/or services to be included in the Booking;
“Booking Engine” means the online booking facility provided by a third party (Lodgify) on Maple & Rose’s behalf;
“Costs” means the Costs payable by the Customer in connection with the Booking;
“Customer” means the person who makes the Booking;
“Maple & Rose” means Maple & Rose Luxury Accommodation
“Guest” means the Customer and/or any other people included in a Booking;
“Luxury Accommodation” means the Luxury Accommodation operated by Maple & Rose, the location of which is specified in the Booking; and
“Website” means www.mapleandrosemerrickville.ca.
. BOOKINGS
2.1. Customers can make a Booking:
2.1.1. through the Website; or
2.1.2. by contacting Maple & Rose’s staff.
2.2. When making a Booking, Customers will be required to provide identification information including, but not limited to, the name, contact telephone number, email address, billing address and credit card.
2.3. No request for a Booking shall be deemed to be accepted until Maple & Rose provides a booking confirmation.
2.4. Maple & Rose will try to accommodate any request from the Customer to change the Booking Details as is reasonable. Bookings may be canceled up to two weeks before your stay.
2.4.1. Any request to change the dates or length of stay, increase the number of Guests, or add products and/or services will be subject to availability and, where the cost for such amended Booking would be higher than the original Booking, the Customer shall pay Maple & Rose’s standard rates from time to time for the amended Booking. Maple & Rose shall not be obliged to refund any part of the Costs for the original Booking if the cost of the amended Booking is less than the original Booking

2.5. No Guest may re-sell or transfer all or any part of a booking. Maple & Rose reserves the right to cancel any Booking if it has reasonable grounds to suspect that a Guest is in breach of this clause.
2.7. Booking requests for more than 16 overnight Guests may not be approved due to space constraints.
3. FEES AND PAYMENT
3.1. Unless otherwise agreed by Maple & Rose, the Costs only cover the provision of accommodation at the booked Luxury Accommodation and the Customer may incur additional Costs for services such as food and beverage stocking, special requests, or products displayed for sale within the Luxury Accommodation.
3.2. Customers will be made aware of Additional Costs before they are incurred.
3.3. Bookings will be subject to the Customer making a payment of the Costs in full in advance which includes a 25% deposit at the time of booking and the remaining balance charged 14 days before arrival. Customer is responsible for a damage deposit of $500 CAD to be held during your stay and released upon inspection.
3.4. The following payment methods are accepted by Maple & Rose: Credit Cards for Bookings via the Website. Certified Cheque or Credit Card, if the Customer is paying in person at the Luxury Accommodation for any additional services or products.
3.5. The Costs are subject to 13% Harmonized Sales Tax (HST).
3.6. Where Maple & Rose makes a refund to the Customer, it shall use the same payment method as used for the original payment.
4. CANCELLATIONS
4.1. Reservations cancelled more than 14 days before the check-in date are subject to a full refund. Cancellations with less than 14 days’ notice are non-refundable.
4.2. Where the Customer fails to give sufficient notice of cancellation (14 days) or fails to arrive (no show) at the Luxury Accommodation, the entire Booking will be deemed cancelled and the Customer must pay the Luxury Accommodation an amount equal to the Costs for the full stay.
4.3. Maple & Rose may at any time cancel the Booking without liability if the information provided by the Customer in relation to the Booking is misleading or false (for example in relation to the identity of any Guest or the purpose of the stay);
4.3.1. If Maple & Rose reasonably believes that fulfilling the Booking might negatively affect the reputation or operation of Maple & Rose due to the fault of the Customer or because the performance of any of Maple & Rose’s obligations would expose Maple & Rose to civil or criminal proceedings of any kind, whether because the purpose of the stay is unlawful or otherwise, we reserve the right to cancel
4.3.2. Maple & Rose may at any time cancel the Booking if the Luxury Accommodation or the room(s)/bed(s) booked become unavailable due to circumstances outside Maple & Rose’s control including without limitation, extreme adverse weather, industrial action, epidemic or pandemic, any law or any action taken by a government or public authority, natural disaster, in which case Maple & Rose will, at our discretion, either offer the Customer a refund or the option to rebook for a different date(s), subject to availability.
5. CHECK IN AND CHECK OUT
5.1. Unless otherwise specified in the Booking Details, check-in time is 4 pm local time (Eastern Standard Time). Earlier check-in may be available subject to prior arrangement with Maple & Rose and subject to the full range of services and facilities at the Luxury Accommodation not being available until the standard check in time.
5.2. Unless otherwise specified in the Booking Details, check-out time is 11 am local time. Later check-out times may be possible by prior arrangement with an additional charge and subject to availability. In the absence of such prior arrangement, Maple & Rose reserves the right to charge an additional night’s accommodation at the standard applicable rate for the occupied room/bed(s) if any Guest fails to check out by the specified time.
6. HOUSE RULES & CAPACITY
6.1 Capacity: There shall not be more than 16 registered guests staying overnight. Maple & Rose must provide approval for any extra visitors, at any time.
6.2. Guests must conduct themselves in a reasonable and responsible manner at the Luxury Accommodation and must not act in any way which may disturb our neighbours or disregard local bylaws. Failure to adhere to this requirement may result in Guests being asked to leave.
6.3. Smoking is not permitted inside the Luxury Accommodation, including the Sunroom, and Guests must not tamper with or disable smoke detectors. Smoking is only permitted outdoors. Please pick up your cigarette butts. Smoking indoors will subject the Customer to an additional $500 cleaning fee.
6.4. The Customer will be responsible for any loss, damage or extra cleaning at the Luxury Accommodation. If damages exceed an estimated $500, insurance may become involved. Damages estimated at under $500 may be charged directly to your deposit credit card.
6.5. Guests are expected to load the dishwasher and start the dishwasher.
6.6. Guests are expected to place all garbage in the garbage bags provided and keep recycling clean and organized.
6.7. No pets inside the Luxury Accommodation or on the Maple & Rose property.
6.8. The back carriage house is off limits and is not included in your Booking of the Luxury Accommodation.
6.9. Maple & Rose will have four (4) active cameras mounted clearly on the outside of the Luxury Accommodation. Guests may not tamper with, remove or disable any of the cameras.
7. ACCESSIBILITY
7.1. We welcome all, regardless of race, nationality, gender, gender identity.
7.2. The Luxury Accommodation is not wheelchair accessible
8. MAPLE & ROSE’S LIABILITY
8.1. Nothing in these Booking Terms purports to limit or exclude Maple & Rose’s liability for:
8.1.1. death or personal injury caused by the negligence of Maple & Rose or its employees, subcontractors or agents;
8.1.2. fraud or fraudulent misrepresentation; or
8.1.3. any other matter for which it would be illegal for Maple & Rose to limit or exclude its liability.
8.2. Maple & Rose shall not be liable, in contract, tort (including negligence) or for breach of statutory duty or in any other way for:
8.2.1. any loss arising from or in connection with loss of revenues, loss of profits, loss of contracts or loss of business or failure to realise anticipated savings;
8.2.2. any loss of goodwill or reputation; or
8.2.3. any indirect or consequential losses suffered or incurred by any Guest, arising out of or in connection with the use of the Luxury Accommodation or any other matter under this Agreement.
8.3. Neither Maple & Rose nor their agents, contractors or employees shall be liable for any loss, damage, destruction or injury which may be caused to the assets, property or any item of equipment, furniture, stock or the like, brought onto Maple & Rose premises by a Guest.
8.4. A person who is not a registered Guest or Customer will not have any rights in connection with a Booking.
9.0.THIRD PARTY CONTRACTS
Maple & Rose does not sign third party contracts for the Luxury Accommodation or event bookings. Any Booking Terms proposed by Customer or a third party are overridden by these Booking Terms.
